If you have oil ports as part of the fan condenser, annual lubrication is key. The port usually has either a rubber or metal cap on top of it. Choose an oil graded SAE 20, it is non-detergent and lightweight. Place about 10 drops into each of the ports, taking care that it does not overfill.

Outdoor condenser units need to be turned off when the weather turns cold. If the temperature outside is less than 60ºF, be sure to turn off the unit so that you don't damage it. Your system will work longer for you this way.

Be sure to check your evaporator coil drains frequently when your air conditioner is running. If this tube backs up, you can find water damage to your walls, ceilings and floors. If you end up with mold just use a solution of bleach and water to clean out the tube.
