Planning board approves two permits for homes in shoreland

The Edgecomb Planning Board on Aug. 2 approved two applications it had reviewed last month. The board approved requests for permitting new homes in the shoreland zone.

On July 26, the board heard requests from John and Abby Dunlap and Ring Point, LLC., before eventually requesting more information from both applicants. The Dunlaps requested building a 1.5-story home with three bedrooms and a two-car garage. Dunlap consultant Mike White withdrew the application last month after questions arose about the septic system.

During the Aug. 2 meeting, a discrepancy was found between the application and floor plans. The application calls for three bedrooms and floor plans showed a fourth. The board approved a permit contingent upon proof the septic system could handle a four-bedroom home.

The Dunlaps explained a fourth bedroom would become a study and White assured board members the septic system could handle the 90 gallons requirement per bedroom. However, the documentation wasn’t available. White had given it to Code Enforcement Officer Ken Vinyl who didn’t attend the meeting.

Once Vinyl verifies the system can handle four bedrooms, he will grant a permit.

Ring Point LLC. was represented by architect Tor Glendinning. Ring Point proposed adding a home at the oyster processing business’s location. The property has two structures on the 10.75 acre parcel. A barn and another building are both used for oyster processing. Ring Point requested adding a third as a residence. All three would have bathrooms connected to one septic system. After finding the application complete, the board unanimously approved it.

In other action, Chairman Barry Hathorne reported he planned on making applications more readily available to members prior to meetings. Members review applications during meetings which has proven time-consuming. Hathorne wants to provide applications to members at least 10 days prior to meetings in an effort to streamline the decision-making process.

The board meets next at 6:30 p.m. Thursday, Aug. 9 in the municipal conference room.
