Increase Your Home's Price While Lowering Insurance Rates
  
               
Are you are preparing to sell your home and would like to add some updates, without adding to your homeowners insurance?  Here are some ideas that can help lower your insurance while increasing your home's value:

1.  Make improvements to your home's security.  The addition of a security system might be the easiest way to both increase the value of your home and reduce your insurance payments.  Smoke alarms, fire extinguisher and carbon-monoxide alarms also fit into this category.  Being safe reduces insurance and is important to buyers.

2.  Add storm shutters.  These can keep your windows from being broken in a storm, while improving it's appearance. 

3.  Maintain your trees and vegetation.  Well-groomed trees and shrubs leave your yard looking nice and kept.  Insurance companies notice if a tree's leaves might be clogging gutters or rotting on your roofing tiles.  If you have fruit trees, make sure they are properly pruned so they will produce better.
   
4.  Upgrade your utilities.  How long has it been since the electrical "grid" in your home was checked?  Have additions/improvements left your home with multiple electrical boxes or DIY fixes that don't comply with local codes?  Maybe your pipes are susceptible to freezing in a rare cold snap.  Updated and safe power, water and gas are attractive to both buyers and insurers.  You may even save money on your bills as well. 
 
5.  Check your pathways.  Insurance companies consider broken steps, uneven sidewalks and loose boards to be "slip and fall" hazards.  Some lenders won't even issue a mortgage for a home without handrails wherever there are steps.  Fixing and updating your sidewalks and entryways can give your home curb appeal, which will make your property more attractive before even ringing the door bell. 
  

You may want to ask your Realtor or insurance agent about improvements or updates that are specific to your area.  Be sure you are making wise investments in your home and spending money on improvements of value.  Improvements don't have to be costly or difficult to make a significant difference in your wallet.

Check this list before having HVAC system serviced.
 

     Keeping your home's HVAC (heating, ventilation and air-conditioning system) clean and well-maintained can help you breathe better air and save energy and money.
     Courtesy of NADCA, a national HVAC inspection, cleaning and restoration association, here's a list of things to look for when you hire an HVAC cleaning company to ensure quality work.

  • Can the company show proof of NADCA membership and certification?  NADCA members must adhere to a strict code of ethics.
  • Will the contractor conduct a thorough inspection of the HVAC system before doing any work?
  • Will the company remove, clean and reset supply registers and return air grilles?  Are the plenums free of moisture, stains, dust, debris and other contaminants?
  • Are access panels properly sealed according to ACR, the NADCA standard?
  • Will the contractor clean the airstream side of the heat exchanger plus the secondary heat exchanger?
  • Will the company remove, clean and reinstall the blower motor, housing and assembly?
  • Will the contractor clean the evaporator coil, drain and pan?
  • Will the contractor replace the air filter so it fits properly and meets the efficiency recommended by the manufacturer?

 Determine family's needs before choosing a generator.


      Many homeowners install large whole-house emergency backup generators because most activities require electricity today.  When the power goes out, a standby backup generator automatically starts producing electricity as soon as the engine gets started (the delay is very short).  It may run for several minutes or up to several days until the home's main power is restored.  Here are a few things to think about before making such a substantial purchase.
  • Determine what "whole-house" means to you.  This will determine how large of a unit you need.  The electricity output from a generator is rated in KW (kilowatts).  For a typical family of four, a 12-Kw backup generator is adequate for most activities.  By doing without some appliances and trying not to use many simultaneously, you may get away with a smaller, less-expensive unit.
  • To size your generator, make a list of the items you want to keep running, check the wattage and add up the total.  Electric motors use a little more at start up, so add in a little extra.  Contact an installer for sizing advice.
  • Definitely install an ATS (automatic transfer switch) with your generator.  When the ATS senses a power outage, the switch disconnects your house from the electric grid and starts the generator.  This is convenient for you and safe for repair workers.
  • Another advantage of having an ATS is it starts the unit periodically to make sure it is functioning properly, so when you need it, it's ready. 
  • Natural gas is the cleanest and least expensive fuel you can use.  The small engine requires little regular maintenance.
  • Propane is clean-burning, but is considerably more expensive and requires a propane tank.
  • A diesel-powered generator requires more maintenance and a fuel tank.  A big advantage is if the outage is long, you can easily dump more diesel into the tank to keep it running.

The Village Card Club announces a new Easybridge!™ 1 series of workshops and bridge games for 2016.  Easybridge!™ 1 workshops are on Monday, from 9:00 a.m. to 11:00 a.m. at Casa de Carta.  Easybridge!™ teaches students to play bridge beginning with the first lesson. Each workshop is $7.00. Eassybridge!™ 1 games are on Wednesday from 9:00 a.m. to noon. Bridge games are $2.50 for members and $3.50 for non-members. Jazz Organ Collective

Jazz Organ Collective is a jazz group centered around the Hammond Organ.  The group features talented musicians from around the area and Nancy Carlton, vocals. They will play jazz standards, such as 'Autumn Leave', 'There Will Be Another You', 'The Way You Look Tonight', as well as tunes associated with jazz organ traditions. The Group is inspired by jazz organ groups that were popular in the 50s and 60s, pioneered by the late great Jimmy Smith. Come enjoy a night of jazz in the Village! Tickets are $10.00. 


A Night in Monte Carlo

An elegant evening in January - "A Night in Monte Carlo" is presented by the HS/HSV Symphony Guild. The Guild has brought to you elegant events such as the Symphony Soiree, but this year, elegance is being presented with a dinner, casino, and auction as you would only experience in Monte Carlo! This will be a joyful, memorable and elegant event! Dinner is being catered by Chef Johnna - tenderloin with all the trimmings. Festivities will include a live auction and fun casino games played on professional tables with a prize for the big winner.  The cost of a ticket to this glamorous event is only $50. HSV-Life Long Learning Institute (LLI) Presents A "HSV DAY AT THE RACES"

Come join the HSV Life Long Learning Institute as we kickoff the new year with a "Village Day at the Races".  The day's events will include reserved indoor seating in the newly renovated Arkansas Room, private teller, cash bar, and a wonderful Winner's Circle lunch buffet.  The day includes a presentation on wagering by Nancy's Picks for the day's race favorites. In addition, there will be an optional tour of the Oaklawn back track and stable area with a history of the racetrack as part of the tour. The tour begins at 8:45 a.m. sharp and is limited, so sign up early.

Winter Season Golf Rates: As part of the Golf Department's flex pricing schedule, daily member winter golf rates will be offered through February, 2017 at all golf courses.  Click here for the daily, member winter pricing schedule.
 

Twilight Times: In addition to our winter golf rates, member twilight times will be offered at 1 p.m. at Ponce de Leon, Cortez, Coronado and DeSoto golf clubs. The Twilight rate will be offered to members, their families, and accompanied guests. HSV State Weeks:
