10 Best-Kept Secrets for Buying a Home
 
     

  • 10.) Keep Your Money Where It Is.  It's not wise to make any large purchases or move your money around three-six months before buying a home.  This could make it difficult to get a loan.
     
  • 9.) Get Pre-Approved for Your Home Loan.  There is a big difference in being pre-qualified and pre-approved.  Anybody can get pre-qualified.  Being pre-approved means a lender has looked at your financial information and they've let you know how much you can afford and how much they will lend you.  This will save you time by not looking at homes you can't afford.  Also allows you to shop for the best deal and interest rates.  Learn about junk fees, processing fees or points and make sure there aren't any hidden costs.
     
  • 8.) Avoid a Border Dispute.  Know where your property lines are to avoid any potential disputes with your neighbors. 
     
  • 7.) Don't Try to Time the Market.  Trying to anticipate the housing market is impossible.  The best time to buy is when you find your perfect house and you can afford it.  Real estate is cyclical, it goes up and down and then back up again.  So, if you try to wait for the perfect time, you might miss out.
     
  • 6.) Bigger Isn't Always Better.  Everyone is drawn to the biggest, most beautiful house on the block.  Just remember, when you are ready to sell down the road, this will limit the number of potential buyers.  If you pay $500,000 and your neighbors pay $250,000 - $300,000, your appreciation is going to be limited.
     
  • 5.) Be Aware of Sleeper Costs.  The difference in renting and home ownership is the sleeper costs.   People tend to focus on their mortgage payment, but they also need to remember other expenses such as property taxes, utilities and any association dues.  New homeowners also need to be prepared for repairs, maintenance and potential tax increases.
     
  • 4.) You're Buying a House Not Dating It.  Buying a house based on emotions is just going to break your heart.  If you fall in love, you could make some bad financial decisions.  Go with your instincts and recognize a great house for a good value.  It's an investment, so stay calm and wise.
     
  • 3.) Give Your House a Physical.  You wouldn't buy a car without looking under the hood.  Hire an Inspector.  This is your unbiased third-party opinion.  It is better to spend the money up front on an inspector, than to find out later you have to spend a fortune on repairs.
     
  • 2.) The Secret Science of Bidding.  Your opening bid should be based on two things: what you can afford and what you believe the property is really worth.  A price that is fair and reasonable isn't going to offend the seller.  It all depends on what the market is doing at the time.  Look at what other homes have gone for in that neighborhood.
     
  • 1.) Stalk the Neighborhood.  Before you buy, get the lay of the land.  Research the school districts and find out how far it is from the grocery stores, hospitals, etc.

 Prospective Homebuyers should get their paperwork together before loan shopping.
 


 

Documentation requirements vary, depending on the lender's own rules and the type of loan you are seeking.  Here are a few of the things your lender will ask of you.  Having these things ready will make the process that much easier.

 

  • Copies of your W-2 - Show how much you've earned over the past two years, as well as, copies of your paycheck stubs for the past 30 days.
     
  • Employment history for the past several years.  Include addresses of the companies you worked for and an explanation of any gaps between jobs.
     
  • If you're self-employed, you'll need to provide complete copies of your federal tax returns (including all schedules) for the past two years.  You will also be asked for a year-to-date profit-and-loss statement and a current balance sheet for your business.
     
  • The lender will also want to verify where you'll get the money to cover the down payment and closing costs.  So, expect to provide three months worth of statements for your checking and savings accounts, retirement-savings plan, stockbrokerage accounts and the like.
     
  • If your parents or someone else will be providing part of the down payment, the bank will probably ask them to sign a "gift letter" that says the money won't have to be repaid.
     
  • Finally, compile a list of all of your outstanding debts - along with the name and address of each creditor, the account number, the current balance and your minimum monthly payment requirements.

 

Pulling all of these things together can be a pain, but it's better to do it now than waiting until the last minute.

10. Price it right.  Look at comps with your Realtor to find out what your home will bring in the current market.

 

9. Half-empty closets.  Storage is something every buyer is looking for.  Take some things out and organize so it will give the illusion of great space.

 

8. Light it up.  Maximize the light in your home.  Increase bulb wattage, take down drapes, clean windows and trim shrubs outside to let the light in. 

 

7. Find the right agent.  The right agent will be informed of the current market and MLS in your area.

 

6. Conceal the critters.  Take the dogs for a walk and hide the food bowls.

 

5. Don't over-upgrade.  Quick fixes before selling always pay off.  You may not get your money back for mammoth makeovers.  Fresh paint, clean curtains or buy new ones, replace door handles, make sure closet doors are on track, fix leaky faucets, clean grout, etc.

 

4. De-personalize/Simply Stage.  Put family photos and personal keepsakes in storage.  Arrange furniture to best showcase the floor plan and maximize use of space.  This will allow buyers to picture themselves in your home.

 

3. The Kitchen comes first.  It's the most important room in your house.  New cabinet hardware and paint are inexpensive ideas.  If you have a little money to spend, maybe replace one of the appliances.  Keep it clean and de-cluttered.

 

2. Always be ready to show.  You never know when your buyer is ready to walk through the door.  Try to be available and to keep your home as show-ready as possible.  Keep dishes out of sink and bathrooms clean.

 

1. Only one chance to make a 1st impression.  No matter what the inside looks like, buyers have already judged your home before they walked in the door.  Spruce up by trimming shrubs, planting colorful flowers, painting shutters and front door, etc.

This is an excellent and recommended class for all boaters but anyone born after January 1, 1986, and of legal age to operate a motorboat or sailboat, must have successfully completed an approved AFGC Boater Education Course and carry proof while operating a motorboat or sailboat on Arkansas water. This is a FREE  6 hour class that will begin at 9:00 am and end at 4:00 pm with a 1 hour break for lunch. Golf Travel Destination Show
  
               
HSVPOA was proud to have FOX Sports visit Hot Springs Village to film three, 30-minute television shows to be aired nationally on FOX Sports. 

The first TV show will be 18 Holes with Jimmy Hanlin and co-host Natalie Gulbis. This is a golf travel destination show that will feature Granada Golf Club and all the outdoor activities of Hot Spring Village to include tennis, lakes, trails, marinas, fitness, boating, kayaking and paddle boarding. In addition to HSV, Hot Springs will also be showcased with Oaklawn Racing. The second and third TV show will be Swing Tips with Jimmy Hanlin and co-host Cristina Lecuyer. This is a golf swing tip show that will feature Isabella Golf Club and Cortez Golf Club. In addition to the host and co-host, HSV Golf Professionals Tom Heffer and Mike Socha will also be featured with on-air swing tips of their own!!!

Actual TV dates and times will be announced as soon as HSV is notified.

Twilight Golf:  Twilight Golf rates begin at 3:00 p.m. at all Hot Springs Village golf courses. Please continue to enjoy golf in the afternoons and early evenings with your friends and families. Check the HSVPOA website at www.hsvpoa.org for all golf rates and information.


HSV State Weeks:
Invite your friends and family to play and save in Hot Springs Village! Guests who play during their designated state's week play at member rates. This includes golf fees, fitness center day passes and tennis court reservations. The 2016 HSV State Weeks calendar is available online.

Nine Hole Reservations: Golfers may now book 9-hole tee times in advance of the day of play beginning at Noon (12:00 p.m.) the day Prior to The Day of Play. For reservations you may call Central Tee Times at 501-922-2858 or the Pro Shops. The fees will be 9-hole green fees and 9-hole cart fees

As one of the newest additions to the Troon family of golf destination, Hot Springs Village delivers an exceptional golf experience! Plus, Village members can take advantage of the Troon Member Advantage Program and have access to upscale courses around the world.
Troon apps are available for seven of our nine courses.
