My whole life, I’d never known I could love another person this completely. Suddenly, in a matter of less than two months, I’d found two people who had become integral to my happiness…vital to making my world right.

Those of you who love romances with a single father should really enjoy this latest installment of THE ROOMMATES series by Kendall Ryan. So far I have to admit I’ve truly enjoyed each book in this series. You know how sometimes a series of standalones comes out and some of the books are “hits” while the others are “misses”? Well, I’ve been pleasantly surprised at how much I’ve enjoyed reading every story so far.

Max Alexander is an ex-army ranger and currently owns a very successful construction company. Max is thirty-five and enjoys his bachelor life. He has no intention of complicating things by getting involved in a serious relationship, but sometimes life throws you an unexpected curveball. When Max’s ex-girlfriend shows up on his doorstep, after having not seen her for about a year, she brings with her an unexpected gift – a cute little one-year-old daughter, named Dylan. He’s completely horrified when she dumps Dylan on Max and proclaims that she just can’t do it anymore. Somehow, the little girl tugs at his heartstrings immediately and Max is taking his new role as a father very seriously.

He decides to hire a live-in nanny and when the two first meet, there is no denying the instant attraction they both feel. Addison Lane is a young woman who is in need of a change in her life. Having just gotten out of a serious relationship in which she put her career on hold to work at her boyfriend’s café, Addison is not only looking for a new job, but also a place to live. When she stumbles across Max’s ad for a live-in nanny, she feels like it was just meant to be. She’s definitely knocked for a loop when she meets the handsome and single father who is to possibly be her new employer. When she gets the job both Addison and Max internally promise themselves that they will keep things strictly professional between them. Somehow that proves to be an almost impossible promise to keep.

Max Alexander is a man's man, sexy, successful, unattainable and totally desirable... especially when you see him tightly wound around his one-year old daughter Dylan's finger. Thrown into the life of a single-father, he needs help fast, and to his rescue comes, Addison Lane, a gorgeous distraction who is far too perfect for the job.
No big deal. This was perfectly normal for a red-blooded male living with sex on a stick. The old nanny fantasy. In my dirty mind, Addison was the perfect sensual vixen, ripe for the taking. And in my mind was exactly where she’d have to stay.

One house. Same purpose. New routines. They come together in ways they never imagined, filling voids they never knew they had... and soon the temptation to cross the line. One might think it's all fun and games, but in the end when emotions get in the mix, everything becomes real.

The House Mate was a cute sexy-sweet read, that had you gushing over the Max who was rough around the edges, but had all his shit together. He melted for only the worthy, and just made your heart fall for him even more for how he cared for both Addison and Dylan. Addison is jaded, ready for something new but has her foot right outside the door ready to bolt in case. She can't resist Dylan's love and Max's charm, together they are a lethal weapon against her jadedness and they begin to build a life that isn't based on mutual loneliness, but a makeshift family. I love these kind of feel good reads, it makes you hope, love and just feel. Recommended for my friends who like their share of sexy and sweet.

Review at Of Pens and Pages.

The House Mate is the third standalone in the Roommates series told in alternating POVs. It's a light, fun, and sexy book with a heart-melting and ovary-exploding hero, a sweet and caring heroine, and one of the most adorable baby girls you'll meet.

When Max Alexander's ex-girlfriend drops a twelve-month-old baby—their baby—at his house and leaves, his life goes into a tailspin. The thirty-five-year-old ex-Army man has built a successful business and spends most of his time there, and suddenly having a baby in the mix is going to make his life more interesting. But for his daughter Dylan, he'll try. Even if it means hiring and living with the most gorgeous woman he's seen, he'll do it.

When Addison Lane's boyfriend turned out to be gay, she's left homeless, unemployed, and a little unsure of herself. She gave up a lot to be with Greg and worked with him at his cafe, and now she can finally go on with her life. At twenty-five, she's a few credits away from her degree, and she might be able to get back to it soon. First, she needs a job and a place to stay. It's a good thing the live-in nanny position she just got has a wonderful pay and the hottest boss she's met.

I'm your boss Monday through Friday from nine to five. The rest of the time, we're man and woman."

The sexual tension is sizzling every time Addison and Max are together, but they have their own baggage, and Dylan is still their top priority. As days pass by, the two get to know each other and are more convinced of their compatibility, not just in bed, but in the possibility of forever. They just have to figure out if it's worth the risk.

For me, there really is nothing hotter than a man who’s got his sh*t together. I love single dad books. Especially single dad books with daughters!!! This book is one of them. A hot, tattooed dad and his adorable baby girl. Conquer the world, Max and Dylan. You've certainly conquered my heart.

The characters are likable, and their dynamic never failed to put a smile on my face. Addison is a dedicated woman who is great with children and people in general. She has some self-esteem issues because of her past relationship, but she remains strong and resilient, and I admire her for that. Dylan is a no-brainer. A cute as a button baby girl? I can't resist that cuteness! But Max is my man. He won me over.

What I loved about Max the most was his genuine care and adoration for his daughter. He's never been one for commitment, but with Dylan, he's 100% in it. For a year, he had no idea of Dylan's existence and obviously it's a shock to suddenly have a baby in your life, but he wants to do Dylan right, and he'll do anything to raise her. Heart? Dead. Ovaries? Exploded.

I wonder what happened to Max's secretary Tiffany though. I knew she was a b*tch from the moment she entered the picture, and it feels good to be proven right. However, after the crap she pulled, she pretty much disappeared. What did Max do to her? I wanted some retribution and closure in that regard.

If you want a quick and light read filled with hot sex, adorable babies, lots of sexual tension, and a happily ever after, you might enjoy The House Mate.

P.S.

The closest thing my name has ever been mentioned in any story was in this book. Only it was spelled backward. Haha.

The best one in this series.
Cute kid, partly sweet.
Safe. No sex-scenes with OP.
Light and, IMO, unnecessary OW drama.
Why 2.5 stars?
The whole story with the baby was odd. H's ex-gf came from nowhere and claimed the baby was his and left the little girl with him and... and... no much explanation. She visited her child later and at the end gave up her daughter completely. Hmm...
The H had commitment issues, but said to his nanny/h he wanted to have big family incl. many children. Hmm...
The h was a nanny, the child loved her immediately and the H had a permanent hard-on.
Yada, yada, yada, sex (of course as a mutual agreement without-attachment-only-sex-no-feelings)...
Oh, you are so big!
Oh, you are so tight!

Ha! I went back and made sure the h was 25...
But I was very happy for her, coz not every man thinks a woman has the prettiest p*ssy and the perfect tits. And again I went back and made sure how old was the H. 35! Ha!
Little drama, h packed her things and the H proposed. Ha! Ha? I thought he didn't want commitment and they knew each other only for a month. But again, when a man meets a woman with prettiest p*ssy and perfect tits he should propose! Coz pretty and tight doesn't cross your life path every day.

THE HOUSE MATE was a light and sweetly romantic story about a man, a baby, and a nanny. When Max's ex appears with a baby in tow and abandons their daughter into his hands, he proves just how capable those hands are when he vows to provide her with a home and the best care possible for her when he's at work. His solution? Hire a nanny and that's where Addison comes in. There was no doubt that they would both fall in love with baby Dylan. What they hadn't planned for was falling in love with each other.

I loved watching these too fall. It was quick but the author made it work for me. I enjoyed getting a chance to see Max really become a father, despite the way it happened. I can imagine this situation in so many ways, but I had to admire how Max stepped up. It made me fall for him too! This story was sexy, sweet, and with the addition of Dylan, it was absolutely adorable. Leaving Max and Addison in a happy place, I'm more than ready to read the next book of the series: The Soul Mate.

My reaction to The House Mate

And no I’m not being passive aggressive. Y’all should know by now that I’m pretty aggressive aggressive.

As with all romance books, this one has a pretty recognizable plot . . . .

♪♫♫♪She was working in a bridal shop in Flushing Queens,
´Til her boyfriend kicked her out in one of those crushing scenes.

What was she to do? Where was she to go? She was out on her
fanny...
So over the bridge from Flushing to the Sheffield´s door.

She was there to sell make-up, but father saw more.
She had style! She had flair! She was there! That´s how she became
the Nanny!

Who would have guessed that the girl we´ve described, was just
exactly what the doctor prescribed?

Now the father finds her beguiling (watch out C.C.!)
And the kids are actually smiling (such joie de vivre!)
She is the lady in red when everybody else is wearing tan...

The flashy girl from Flushing,
The Nanny named Fran! ♪♫♫♪

It’s obviously not a story that’s going to change your life. Buuuuuuut, if you find yourself with a few hours to kill, a jug of margaritas, a pool for dipping your toes in this godawful 100+ degree weather and like your porn with little to no angst and a high-speed timeline when it comes to falling in luuuuuuuurv, this might be a winner for you. It definitely delivers when it comes to the . . . . .

2.5 Stars for me because I’m an asshole I didn’t really like either of the main characters.

Story/Plot: 📕📗📘📙📔
World building: 🌎🌍🌏🌎🌏
Character development: 😳☺️🤫😍😎

The heroine: Addison - she just broke up with her boyfriend after finding out he is gay. She not only lived with him, but also worked at his place of business, so she now needs a new job and a place to live. She is a few credits shy from her college degree.

The Hero: Max - a former Army Ranger, he is a thirty five year old commitment phobe. He owns a successful construction company which he has devoted most of his time to. When an ex showed up and leaves him with their baby, he needs help in the worst way.

The Story: Addison shows up for the job of nanny to Max’s daughter Dylan and feels the attraction to him from the start. However, she needs the job and it is a live-in position so it is exactly what she needs at this point in her life. Max also needs a nanny immediately and Addison seems perfect for the job.

Like The Play Mate, this book was narrated by Sebastian York and Ava Erickson, two of my favorites. They are both great narrators and I enjoy Sebastian’s deep and gravelly voice and Ava’s soft, sweet voice which are both perfect for these characters.

I like having a child (or a pet) as a third main character in a book, it adds cuteness and humor to a great storyline. I also liked that Addison loves children and working with children was her dream job, it wasn’t just something she fell into because she needed both a job and a place to live.

I also liked the fact that they addressed the mother of the baby in the story. For part of the story I kept thinking that if it were me and my ex dropped out of my baby’s life like that, the first thing I would do is go to a lawyer to make sure I had legal custody of the baby so if that ex reappeared they wouldn’t be able to take the baby I loved. That isn’t to say I would want my baby to grow up with only one parent, but I would want to make sure my rights were legal and set in stone.

Adorably fun and sexy. This story about a new single dad and the sexy nanny he hires to help out with his one year old daughter he didn’t he know had will have you fanning yourself with their amazing chemistry and smiling with its loveable plot and characters.

Max Alexander has a serious phobia towards commitment. He’s a successful business owner who enjoys women’s company without the stress of a relationship. But having an infant dropped on his doorstep forces him review his priorities and quickly hire a nanny for his daughter. It doesn’t matter how stunning and attractive he finds her, nor that they’ll be living under the same roof. All that matters is that she’s perfect for his little girl. Can he find a way to resist her?

A job as nanny to a precious little girl couldn’t have come at a better time. Addison Lane was lacking self-confidence and miserable, homeless and unemployed. So focusing on baby Dylan and ignoring her crazy attraction to her gorgeous employer is paramount. She shouldn’t mix business with pleasure but crossing that line is irresistible?

Kendall Ryan has penned another sweet and entertaining addition to her Roommates series. It was adorable how Max immediately loves his daughter which completely changes his demeanor; and it was equally heartwarming how Addison cared for and fell for baby Dylan. Even though the baby scenes at times threatened to steal the show, I really liked every one of them.

It’s really difficult to overshadow a great hero like Max though. Even having openly shied away from commitment, he had no such compunction when faced with the responsibility of fatherhood or being caring and understanding of the woman he’s intensely attracted to and irreversibly falling for. He’s thoughtful and caring underneath all the moody sexiness.

Watching him and Addison trying and failing miserable to ignore their chemistry and fall in love was as fun as it was enjoyable. And as with the previous books in the series, Max and Addison’s story is lighthearted, sexy and swoony, and isn’t fraught angst. That doesn’t mean that the couple’s journey towards happiness is burden free, but rather that problems are dealt with swiftly.

The House Mate is book #3 in the Roommates series by Kendall Ryan. This a light and quick, very sexy and entertaining standalone romance, told from both points of view with a very sweet epilogue happy ending.

The House Mate was a sweet, lighthearted romance that will have you wishing you were playing house with your very own Max Alexander. Kendall Ryan continues to capture our hearts as she brings forth an addictive romance that beautifully blends playfulness and sexiness. So what are you waiting for...hot single dad romance… yes, please!!!

Max Alexander is a thirty-five year old bachelor, who runs his own successful construction company. He doesn’t do relationships and commitments. So when an unexpected ex shows up at his front door and hands him a baby girl and says that he is the father, Max is completely shocked. And oh yeah, baby momma says that she can’t take care of Dylan anymore. So what does Max do? Well, the only option is to hire a live in nanny.

#TheHouseMate

Addison is twenty-five years old and is in need of a job pronto. So when the opportunity came to be a nanny for Dylan, she didn’t hesitate to take the job. In fact she needed it, since it would provide her housing as well. The job should be a piece of cake for Addison since she loves kids and Dylan was a lovable baby to begin with. The only thing Addison needed to control was her attraction to hot single dad, Max.

As it turns out, the feeling was mutual as well since Max couldn’t stop thinking about Addison. He knew it was wrong to be sexually attracted to his baby’s nanny but he couldn’t help it. The more he got to know her, the more she found a way into his heart and mind. So what happens when Max acts on his attraction with Addison? Will Addison be able to still do her job as the nanny and keep a relationship with Max? Or will these two discover playing house is hard to do especially when deep emotional feelings gets involved?

Seriously, if there was ever a single dad to play house with, it would most definitely be Max Alexander. He was sweet, sexy, and oh so swoonworthy. He didn’t shy away his feelings when it came to Addison which I found very refreshing. He made his feelings and attraction known from the start. And as for Addison, she was indeed the girl next door who brought light, laughter, and fun back into Max’s life. So if you are looking for a feel good romance that is light on angst and drama but high on LOVE then this sweet and charming single dad romance is the book for you.

Everyone needs to play house with Max and Addison. The House Mate is fun, funny and adorable. Who doesn’t love a Single Daddy book? Max will have you swooning from head to toe.

I love a single daddy book. I LOVE LOVE LOVE single daddies! Max is a single father to a cute one year old and he doesn’t know what he’s doing, but he’s doing the best he can. He needs a live in nanny to help him take care of his daughter and Addison is the woman to do it.

The House Mate has everything I look for in a good romance read. I love the chemistry between Max and Addison. I love the little girl and I love the sweet plot of the book. I found the relationship between Max and Addison effortless with a touch of tension to keep your heart racing.

I love how Addison is a bit shy and her heart is slightly shaken up, but she’s a great nanny and I love how she loves Max’s little girl. I love Max’s heart. He tries every hard to be the best dad he can be and it’s really sweet.
It’s about two people learning to live with each other and getting to know one another. I enjoyed reading about the relationship forming and having a little kid thrown into the mix is awesome.

Overall The House Mate is a lighthearted, sassy and entertaining read.

The House Mate is a total cuteness overload!!  Max is sexy,  Addison is beautiful, and Dylan (the baby) is absolutely adorable.  I feel like this book was written with me in mind.  I freaking LOVE this trope.  Sexy single dad falls for the nanny with a cute baby thrown in for grins and giggles.  That is my jam.
I love babies....in books. LOL  This was the perfect story for me.  It's a light, quick, fun, and sexy little novel.

Here's the breakdown:  Max returns home from a date to find his ex waiting on him.  She informs him that he's a dad to 1 year old Dylan.  She tells him she can't manage parenting and leaves the baby.  Obviously, we don't care much for her :D  Max tries his best, but realizes fairly soon he needs a nanny.  Enter Addison.  She has all the credentials and immediately forms a bond with Dylan.  The only problem?  Max is instantly attracted to her and has no idea how he'll keep his hands to himself!

What I loved:  Duh, the kid!  LOL  I don't think I made that a secret.  Kendall Ryan does a wonderful job writing scenes with Dylan and Addison!
The main characters.  They understand the consequences of their attraction, but have an honest conversation about what they both want.  I appreciated the level of communication between these two.  Max was sometimes a bit dense or overly protective, but overall a very solid character.  Addison was very well written.
The story and plot.  Again, this trope really does it for me.  I love everything about it.  Things felt rushed towards the end, but overall a very solid read.

description

Well, Kendall Ryan has done it once again with another instalment of her Roommates series, The House Mate. I always look forward to another Kendall Ryan release because I know I’m in for a fun and sexy ride and The House Mate was no exception. If you are looking for a light, fun read which is relatively low on drama and angst then you should definitely give this one a go.

Max Alexander has built himself a successful construction business after his time serving as a ranger in the Army. He’s never had the desire to settle down or commit whole heartily to someone, or maybe he’s just never met that special person who makes him want the marriage, kids, white picket fence, etc...

Max’s whole life as he knows it changes one evening when his ex-girlfriend (I use the term girlfriend loosely) shows up on his doorstep with a one year old girl, Dylan who also happens to be the daughter that he didn’t know existed. Max is then left with a baby to take care of after the baby’s Mommy dumps her and leaves.

Max surprised me. I thought he was going to be an arrogant, surely or angry man but he really wasn’t. He was really sweet and the way he just fell in love with his baby and took on the responsibility thrust upon him literally melted my heart. Max knows he’s in need of some help and seeks out to hire a live-in nanny to take care of baby Dylan.

“My whole life, I’d never known I could love another person this completely. Suddenly, in a matter of less than two months, I’d found two people who had become integral to my happiness…vital to making my world right.”

Addison has had a really rough time of late. She’s lost her job and her home all resulting in the bad breakup with her boyfriend. While sleeping on her best friends couch, she comes across a job notice looking for a live-in nanny. This is the answer to both her home and job problems. Addison was in no way prepared to how instantly she would become attracted to her new boss, Max.

The attraction and desire between Max and Addison was instant but knowing neither of them can do anything about it made for a tricky situation. It wasn’t until Max couldn’t stand the desire and longing he felt for his nanny any longer he came clean about his feelings and offered her a proposition, while still hoping to keep their relationship professional during working hours. It was one thing I loved about this story, and Max, is the fact there was no fluffing about and he was honest about how he felt. Even if I did think his proposition was never going to work.

I really enjoyed this fun and easy read and I would most definitely recommend this story to anyone who not only loves their inked bad boys but also their single dads.

I was sucked in by the single dad trope yet again and I'm not even sorry. Max was completely swoon worthy while he fumbled through trying to take care of his daughter and Addison was a great addition to his new family. The whole book was just super sweet, but of course with some smexiness because what would we do without that?

My rating was bumped down to a 3 because the ending just seemed a little too rushed and not all that put together. I still really enjoyed this story though and I can't wait for more from this author.

What’s sexier than a bad boy? A bad ass man who’s got his shit together.

OH.MY.FREAKING.GOD! Kendall Ryan and a bad ass single dad together should be fucking illegal! The Housemate is ovaries and Fallopian tube explosion to the zenith! Right fucking now I'm still picking up the pieces. Damn it, I fell hard for this fast paced, light hearted, swoony, hot and fun sexy single dad and girl-next-door type nanny romance because it surely captured my heart. Gawd! It was just utterly delicious and I had so much fun!!! I love it to pieces.
"I'm your boss Monday through Friday from nine to five. The rest of the time, we're man and woman."

I will drop this down on you. Among all the books in this series, The House Mate is my favorite. Gawd! There's just something about single dads that really can make my panties soaked just a mere mention of it. Add up a bad ass with a temper and I am so dead! Now, take this again, imagine that dad and the cover while reading the book? Oh, Lordy!!! I am not just dead, I am so dead and fucked. Okay I'm adding more, that dad got filthy mouth, bedroom skills and kinks. Oh! Did I mention kinks? So where would it leave me? See, you get the idea why here I am, swooning over and over, re-reading the book and almost and I mean almost have licked all the pages with Max Alexander's name on it and then still picking up the shattered pieces of my ovaries? Now, spice up your reading with more than just a fantasy. Mix up a nanny, so pretty and hot. Single dad and a sitter with an undeniable chemistry!!! Man, It was explosive! I was so WRECKED!

Seriously, Max and Addison's story in the House Mate is an enjoyable read. Not just because I love single dads and I have a penchant for this kind of trope and the fact that Kendall Ryan wrote it, but also because of the fact the book really is written so well. As always, the author could definitely deliver. Sure, it sounds cliche, the no strings and no commitments rule and all that but the book is more than that. When you really look into it, devour and savor it, you will see the beauty that lies within the book. Sure, a lot "insta" is going on. What can we expect? It's not a long book. It's a short story condensed so well and aimed to deliver. But what really captures my heart is the attention to details the author put into writing and the HEART that comes with it portraying this story. Because in reality, The House Mate is more than just a single dad meets nanny romance, the hot scenes and taboo feels that comes with it. It is also about finding true love, commitment and building up family.

Oh boy how I love it, I will say it again and again, I had so much fun reading it. I adore the characters and love the story!

The House Mate is the third standalone in the Roommates Series and features a budding romance between Max and his live in nanny, Addison.

Kendall Ryan nails this sweet romance that gives us a newly discovered single dad who falls head over dick for his live in nanny. At thirty-five, Max has a successful career and no lack in bedmates if he so chooses, but what he doesn’t have is anything that anchors him or settles him. Not until an ex shows up with a bundle of joy and takes off, leaving Max to grow up, quickly. Knowing that he’ll need help if he wants to give his daughter stability and keep his company running, Addison is the perfect fit.

The sparks fly instantly but it’s complicated. Addison is this unsure of herself woman who after a bad breakup is bound and determined to make positive change in her life. Not fall back into bad choices like sleeping with her boss. But some attractions are too big to deny.

I think what I love most about Kendall Ryan’s books is that she’s always been able to keep me hooked with how she delivers a sweet romance. Usually, I require a lot of angst and a little OTT drama, but when I dive into one of her books, it’s like coming home. I can just get lost in the world of romance and fall in love over and over again in each book.

I love the smut.

The House Mate is the third book of the Roommates series. The smut was really good and it did seem to have more of a storyline than the other books. I also really liked getting to meet Max and Addison. Don't even get me started on that darling baby girl named Dylan.

Okay so these two grew up not knowing each other. One day, Max came home to find one of his exes in the drive way. Apparently she had his kid and she also can't do this whole "parenting" thing anymore. YIKES! So.. what does he do? Call the people he knows and tries to figure out who to instantly become a dad to this darling and innocent baby girl.

In walks Addison, who is looking for any kind of job that will give her money. Low and behold, a nanny position becomes available.. and hey, it doesn't hurt that she wants to become a teacher of some sort later in life. Well, once she goes back to school to earn the lone credit that she needs in order to graduate.

These two were something special. I really liked them because it was instant love or nothing. Yeah, they seemed to be into one another.. but nothing really happened right in the beginning. Once the smut did.. damn, it was hot. I loved them together.

However, all good things must come to an end because his ex is back in town. UGH I HATED HER SO MUCH! She didn't want to be a mom before and I really doubt that she wanted to be one now. She just wanted Max.. and it wasn't going to happen.

Overall, this was adorable and hot (depending on what scene you are at). I really enjoyed this book and I cannot wait to dive into the novella. Then I can't wait to read The Soul Mate.

This review is clearly going to go against the grain.

A gruff single-dad, a hot nanny and a cute dream of a little girl? It’s mostly likely guaranteed to make many female readers’ ovaries explode (!), but right now, I like mine where they are: safe, tucked away and unmoved by this apparently domestic scene. It’s not so much as that it’s a version of the manwhore/casual player vs the virgin (or at least, the very experienced man vs. the woman who is fairly inexperienced) that chafed my backside because it is, but rather how suddenly a male protagonist can conveniently fall for a woman and suddenly realise he can commit when he’d never given others a chance to do so, while spending most of the book having 3 women sort of tussling over him in a silent territory war.

The truth is, I found it extremely difficult to like the characters at all straight from the start, though Addison’s insecurity about barely being able to ‘please’ her own ex might have played into it as well. A single-father by accident, Max had never expected that his neat, I’m-the-centre-of-my-own-universe to tilt on its axis, first by a baby, then by the nanny that he employs. And that’s pretty much the story, as both Max and Addison negotiate the bends of their relationship (complete with the dumb-struck, hit-by-lust-moment when they meet) both professionally and personally.

Not only was it hard to accept that Max had difficulty committing to any woman—not least his ex, whom I thought he wronged so badly—and then suddenly wanting to do do with the nanny when she turned out to be the beautiful, nurturing type that attracted him immediately just smacked of hypocrisy to me. It was only because I think, that he’d never stuck around long enough to do so with any other woman, and that this only happened because they were stuck in close quarters for an extended amount of time. I also couldn’t get past the fact that all he really wanted was to scratch the itch he felt while keeping things casual, yet not being interested in fixing what was broken with his ex.

I didn’t have anything against Addison, but this premise alone—of Max just going on with life and leaving everything else in the dust, as he did with many other women—made the entire book difficult to finish. But that Addison herself was insecure about her own femininity made her an easy ‘target’ to fall prey to Max’s propositions to get into another fling. When he finally gotten her where he wanted her, Addison was suddenly the ‘tighest’, best woman he’d ever been with, the woman he couldn’t remember wanting more, the woman with whom it felt ‘so right’.

Unfortunately, ’The House Mate’ is definitely not the book for me, especially not when everything rubbed me the wrong way and raised every heckle I have. In fact, the vehement reaction I had to this particular book surprised even myself, despite my wanting to give it a fair chance.

*** An ARC was exchanged for an honest review. ***

The best relationships begin as friendships.

I have a huge SMILE on my face as I bask in the glow of the best BOOK BLISS rendered by Kendall Ryan! The House Mate is ROMANCE MAGIC! Flawless and fabulous! The House Mate is a sweet, sexy, swoon-filled friends-to-lovers meets employee-boss romance that leaves you melting for more.

The House Mate hijacked me where I was glued to this brilliant book. This story SEDUCED ME with sugary sweetness and I could not help but SURRENDER! The forbidden element screamed EXCITEMENT as this book BOOMED with pleasurable angst!

The first line of this addicting story SOLD ME!!! Hook. Line. Sinker. I sank into the story so deeply and never came up for air.

"In thirty-four years, I hadn't found a woman yet who could handle me."

I quickly thought about the 101 ways I'd handle this hotness.

Max Alexander, a single and super sexy dad, develops a friendship with his little lady’s beautiful and new nanny, Addison. Addison is a breath of fresh air and sunshine all wrapped into one pretty package, a beautiful distraction Max doesn't need.

"I stared at her, wondering if she could see my heart beating out of my chest."

Max made me MELT into a pool of goo from head to toe. Tall, dark, and handsome with muscles and ink, and a sweet and dirty mouth made for one MALE MASTERPIECE. Add that hotness to a doting dad and I was DONE. DONE! This super sweet and sexy single dad made me SMOLDER and SWOON so much!!!

Max is Addison's boss and her job is on the line if she crosses the friendship line, a friendship full of sparks and ready to ignite into a firestorm.

"Whenever I looked at him it felt like I couldn't breathe."

Oh my SIGH! This story with swoon in spades was my UNDOING! I LOVED this love story!

Temptation is tough. So tough. That temptation turns into a kiss, a scorching and sweet kiss.

"I lunged at her, sweeping her into my arms and crushing my mouth to hers...Feeling her lips in mine, the sweet mint of her breath, the heat of her skin, it was all complete perfection."

One kiss that rocked Max and Addison's world. One kiss that can never happen again. An employee-boss relationship is out. Forbidden. More could ruin everything.

This book BOOMS with angst, The House Mate so forbidden and fabulous!

"I had a good thing here, and I wasn't about to blow it over a crush."

This story SEDUCED ME, The House Mate with its lethal combo of sweetness, smolder, and swoon. I REVELED in this romance; its smooth flow, sweetness and smolder UNRAVELED ME. I felt butterflies fluttering in my belly. I sighed from all of the swoon-filled moments. I smiled nearly the whole time reading. I was SWEPT under the spell of The House Mate, helpless to do anything except FEEL this fairy tale.

The House Mate is a tender friends-to-lovers tale that touched me HARD. A laugh-out-loud funny meets endearing tale is impossible not to ADORE! I CRUSHED on The House Mate so much! This dreamy tale is a new favorite by Kendall Ryan, a must-read romance with a destination of Cloud Nine! ❤️

The House Mate
Kendall Ryan
⭐⭐⭐

Ever watch baseball? When the player hits the fourth base, and the umpire yells "SAFE". Yeah well that's how I felt reading this one.
Less drama. Little complications. Easy read. Completely safe.
If you already had a taste of what Kendall Ryan is packing you wouldn't be surprised tho.

Max is a certified single hot male specimen, that is, until one day his ex decided to drop his surprise daughter on his doorstep. Zero parenting knowledge so the best way to solve this problem is with a simple nanny magic.
But it turned out that nanny was oh so smokin hot, and daddy Max can't keep his hands off Addison.
Addison having man trusting problems, not to mention housing difficulties can't risk her position being caught up shacking up with the hot boss.
Well lust triuphs logic and they eventually started banging each others brains out.

And there is a part where shit hits the fan, Max realized Addison hid something from him.
What happens next is up to you to find out.

Maybe you're wondering what's so plain and simple about their story, try and figure it our yourself cause I didn't spend my 3 hours just to spill my guts on a review you know.

Lighthearted and romantic, with splashes of drama and comedy! Loved it and want more!!!

The House Mate is ANOTHER great read from Kendall Ryan! Seriously...the woman is amazing at keeping her readers entertained and surprised with each new book she writes!

This book is about Max and Addison and their boss/employee, single daddy/nanny relationship. And right from the beginning, BAM!...Surprise!...Max, you ARE the father! Little one year old girl, Dylan, turns Max's world upside-down. But like everything else, Max is determined to be the best dad to her, and provide for her completely. So to ensure Dylan isn't carted off to some busy daycare, Max decides to hire a nanny. Now enters Addison, with her caring nature, compassion and tenderness. But what Max wasn't expecting was his undeniable attraction to the young and vibrant woman. And for Addison to feel just as strongly as Max - well, well, well...let's just say playtime isn't just for kids! ;)

The House Mate was charming, lively and 100% engaging! Even though the story is a "daddy falls for the nanny", the characters were beyond enjoyable and relatable. Max and Addison's chemistry was scorching hot, which makes the reader giddy with anticipation for their interactions together. I was constantly intrigued by their relationship, and could only hope that they'd both realize how perfect they were for each other, and that Addison fits into both Dylan and Max's life flawlessly!

Each new book Kendall writes tops the list as my favorite from her! I am completely spellbound as to how she managed to do that, but I'm not going to question it. Kendall is positively an exceptional and authentic writer, and The House Mate is undeniable proof as to her phenomenal ability at storytelling. Without a doubt, a 5 star must read!

Oh you guys...this was SO FREAKING GOOD!!! I love me a single dad romance and Kendall Ryan took the premise and made it SPECTACULAR!!! I always fall SO freaking HARD for her characters and Max Alexander was no different. This was a FAVORITE of the series for me, FOR SURE! The minute I read the last sentence, I wanted to start ALL OVER AGAIN! And Max Alexander!!! OMG! Be prepared ladies!!! You will FALL INSTANTLY for this tatted up, gorgeous, alpha-male!

"I want it all, whatever you got. Whatever you want to do, I want in. Don't hold back, Addison, because I sure as fuck don't intend to."

Sweet baby Jesus! See what I mean?! That isn't even the tip of the iceberg when it comes to Max's alphahole, but swoony demeanor. And Addison Lane was just the woman to bring him to his knees and boy did she!

Unexpected single dad falls for the nanny. Cliche, some might say. But you know what I say...I say that it's FREAKING HOT! The chemistry is instant and scorching hot, but they both keep their distance. He's her boss. She's his baby girl's nanny. They would just be inviting in disaster with a hook-up. But when the pull is just too strong, Max makes a proposition. Monday through Friday from 9-5 he is Addison's boss. At night and on the weekends, EVERYTHING is fair game. No strings. No commitments. Just pleasure on the off hours. But the more time they spend with each other in the bedroom, the harder it is to keep it professional during the daytime. Their connection turns into something more. Hearts are on the line. The lines become more blurry than ever. Will they have the strength to walk away when the tough gets going? They have a little girl to think of. She always comes first, even before their own hearts.

THE HOUSE MATE is a romance full of so much heart. Mix in some comedy and family drama, and you have yourself an ALL AROUND WINNER! It's charming to the max! It's sexy as sin. It's romantic and swoony. It's the perfect love story to read over and over again. Ms. Ryan absolutely swept me off of my feet with this one!

"3 Stars"

This was a short, fast paced story. With sweet, funny, cute moments. I enjoyed reading this book but I wasn't blown away.It was just a nice book. I liked the characters and the little cute Dylan. The story though had some gaps and unanswered questions but still it was a nice reading.

I voluntarily reviewed a copy of this book

I loved this book. Love books about single dad's. And Max was no difference
Max was a single guy who was a ex Army Ranger started his own business and now he is at the height of his success
Until he gets home one night to find his ex at his door with a small package. And now his a single dad, who has no idea how to raise a baby

Addison is going through a hard time. Single, no place to live and no job, living on her friends couch. So she comes across a ad for a live in nanny. Exactly what she needs

What she didn't know is that the job comes with a Hot, Sexy Male specimen. But nothing will happen. First off his her boss and She has sworn off Men!!

But what Max and Addison didn't count on was their hot off the charts attraction to each other. But Addison is sceptical to get involved as she doesn't want to end up jobless and homeless.

I loved everything about this book. Loved Max (i mean single, ex Army Ranger, Whoop) and Addison was just the coolest I loved her attachment to little Dylan. The book was a quick easy read and definitely an awesome addition to the series
